The Fall season is here, and I’m happy to report that we’re still seeing monsoon activity. We really need the rain, of course, so we hope the monsoons will continue for awhile; and we’re also hoping for some decent rain in the next few months. Way back in 1999-2000, we had strong winter rain activity, and the desert flowers that Spring were absolutely spectacular – it would certainly be nice to see that again.

The summer went well for us, although the market remains in the doldrums, with Average and Median Sales Prices showing significant declines this time (see below). We’re doing well as a team, though: we’re one of the top teams in Green Valley in terms of both dollar volume and unit sales, which is nice, and Terry and April continue to do extremely well. They’ve significantly expanded our presence on the internet, where almost all Buyers look when they start their processes, plus they’ve enhanced our website: clicking on either www.cathytom.com or www.williamslang.com gets you in, so please take a look at it, and we’d love to hear your comments. As you’ll see from the website, and also from the information below, we now have 22 excellent listings, plus we have several more transactions in escrow awaiting closing dates. This means we’ve never been in a better position to have an excellent winter - thanks very much to all of you, and we sincerely appreciate your interest and consideration!

Here’s a summary of the sections in this newsletter: SECTION 1 – market update with statistical data; SECTION 2 – our listings; SECTION 3 – summaries of 14 rentals owned by clients of ours; SECTION 4 – a recommendation that folks consult with us if they’re interested in buying a newly built home; SECTION 5 – current interest rates, which are low, low, low.

1.) And now to the numbers, which were calculated effective September 28, 2011: PER THE GREEN VALLEY ASSOCIATION OF REALTORS DATABASE, THE AVERAGE PRICE FOR HOMES SOLD BETWEEN 11/1/2010 AND 9/15/2011 HAS DECREASED AGAIN – SUBSTANTIALLY -  SINCE LAST REPORT. As a result, I’m going to have to eat crow: last report I was pretty confident we had reached market bottom, but the Average Sold Price decline this time is 3.70%, and that’s a big number. To make things worse, the Median Sold Price also declined, this time from $151,000 to $145,000, which is 3.97%. Consequently, the crow tastes bad, and no other conclusion can be made except: WE MAY NOT BE AT MARKET BOTTOM YET, although I’m still hoping we’re close. There is a glimmer of hope in the number of homes sold this report, THOUGH: it went up substantially, so clearly Buyers continue to snap up bargains: last report it was 700 residences sold; this report it’s 744, which is an increase of 6.29%. This increase, coupled with the fact that the number of homes for sale has remained relatively stable (715 this report vs. 720 last time) tells me the market may not decline much further: if the number of homes sold increases, and the number of homes for sale remains about the same, this should result in increased demand and higher prices.  As we always say, the numbers rule, so we’ll just keep reporting them, and time will tell.

A.)   THE NUMBER OF HOMES SOLD HAS INCREASED SUBSTANTIALLY since JULY: this report it’s 744 vs. July’s 700,  which is a 6.29% increase. Further, this increase is on top of the 11.29% increase in homes sold reported in July, and both of these are large numbers;

B.)   AS STATED ABOVE, THE NUMBER OF HOMES FOR SALE HAS REMAINED ABOUT THE SAME SINCE JULY: this report it’s 715 vs. July’s 720.

So again, the Average and Median Price decreases tell me we could see continued market decline. Even so, as I’ve said repeatedly in the past several reports, RIGHT NOW IS A GREAT TIME TO BUY GREEN VALLEY/SAHUARITA PROPERTY. The reasons for this still optimistic outlook have changed a bit, though – while I’m not pessimistic about the economy, I am concerned about our current economic troubles, especially as the childish Congressional squabbles about deficit reduction continue ad nauseum. Whatever, here are the reasons, except the one about a rosy economic outlook:

A.)   THE NUMBER OF BABY BOOMER BUYERS CONTINUES TO INCREASE – by 10,000 PER DAY IN THE U.S. as of 1/1/11 – as stated above, they’ve been much more hesitant to buy than anticipated, but there’s obvious strength in numbers here;

B.)   Green Valley itself is becoming more well known nationally and regularly gets rated as one of America’s best places to retire;

C.)   EASTERN US/CANADA BUYERS are more frequently opting for retirement in Arizona vs. the Southeastern US, which has high humidity, congestion, high home insurance rates and hurricane susceptibility;

D.)   THE DRY GREEN VALLEY/SAHUARITA CLIMATE’S WARM DAYS AND COOL NIGHTS are very appealing to retirees;

E.)    HOUSING PRICES HERE ARE COMPETITIVE with other prime retirement areas;

F.)    EVENTUALLY, DEVELOPERS WILL RUN OUT OF ROOM TO BUILD IN GREEN VALLEY PROPER – we think by 2016. This means the attractiveness of Green Valley itself vs. surrounding areas should positively impact GV housing prices because almost all GV homes are eligible for Green Valley Recreation Membership, which is valuable.

As mentioned, THE NUMBER OF HOMES SOLD THIS TIME IS 744, WHICH IS A SUBSTANTIAL INCREASE FROM THE 700 REPORTED IN JULY. Prices remain low, however, and with more contracts being written, Buyers are obviously snapping up bargains.

Below are the numbers. Please note that the 1st set was reported in July; the 2nd set was obtained as of 9/15/2011, and is a ROLLING AVERAGE that’s compared to July:       

JULY’S REPORT: RESIDENCES SOLD BETWEEN 9/1/2010 AND 7/13/2011

NUMBER SOLD: 700 – UP 71 FROM THE 629 REPORTED IN THE PREVIOUS (APRIL) NEWSLETTER;

AVERAGE NUMBER OF DAYS ON THE MARKET: 173 – UP 1 DAY FROM APRIL;

AVERAGE SALES PRICE: $166,167;

% DECREASE FROM APRIL’S REPORT: .93%;

MEDIAN SALES PRICE: $151,000 – AN INCREASE OF $4,000 (2.72%) FROM APRIL’S REPORT

            TODAY’S NEWSLETTER NUMBERS: RESIDENCES SOLD BETWEEN 11/1/2010 AND 9/15/2011:

NUMBER SOLD: 744 – UP 6.29% FROM THE 700 REPORTED IN THE JULY NEWSLETTER;

AVERAGE NUMBER OF DAYS ON THE MARKET: 179 – UP 6 DAYS FROM JULY;

AVERAGE SALES PRICE: $160,026;

% DECREASE FROM JULY’S REPORT: 3.70% - SUBSTANTIAL;

MEDIAN SALES PRICE: $145,000 – DOWN $6,000, OR 3.97% FROM JULY’S REPORT – AGAIN, SUBSTANTIAL.

It’s important to emphasize that the numbers have fluctuated IN BOTH DIRECTIONS over the past 7 reports – we’ve reported 3 INCREASES in Average Sold Prices and now we’ve reported 4 DECREASES, counting today’s – as a result, I’m not going to try to predict where the numbers will go next time, although I still believe that once we hit bottom, the numbers will scrape along there for awhile, and then gradually start to rise. In short, we’re saying – again – even if we’re NOT at market bottom now, I think we’re close, so of course: IT’S A GREAT TIME TO BUY A GREEN VALLEY/SAHUARITA HOME.

Finally, since last report the PERCENTAGE OF PRICE REDUCTIONS ON HOMES FOR SALE HAS DECREASED AGAIN – July’s number was 45.14%; this report it’s 43.01%, so for the second report in a row, Sellers didn’t feel the need to reduce their list prices quite as much. 43% is still very high, of course, so although Sellers are being forced to accept lower offers in order to sell their homes, the news in this category isn’t quite as bad. There were a total of 4 price INCREASES on homes currently for sale – a decrease of 1 from last time. 

2.) We NOW have 22 OUTSTANDING listings UP 5 FROM LAST REPORT – AND WE HAVE SEVERAL MORE PENDING. Although the number of our listings is up, we sold several over the summer, plus we have six properties currently in escrow pending closing dates.         $40,000 (20%) Down Payment;

        Loan Amount: $160,000;

        Interest Rate: 3.75%;

        MONTHLY PAYMENT (PRINCIPAL AND INTEREST ONLY): $741.00.
